Its come to our attention that there are scammers copying some of our pictures and posing fake ads. We at the318Properties.com are here to fight this trend and stop it.

1A Incentives are a privilege and may only apply to prospective tenants who have no criminal record or eviction on record
1B A professional service fee (Minimum one hundred and twenty US dollars per adult) is charged as an administrative fee for any returns of service during the onboarding process Steps 1 - 3. Meaning any money paid in the process to secure a property may not be hastily returned with out due compensation for company time and effort. This fee is normally collected as a partial hold on the deposit or rent paid to secure the home and remove its competitive position in the market.
1C Once eviction is filed, no money will be received unless it totals the amount of rent, late fees and the court fee of $253 as well as a written receipt AND EMAIL is given.
1D Payments for Late fees and rent are paid firstly in full in any calendar month before any funds paid are applied to the following month or any thereafter

2C Most plumbing issues such as toilet, sink, and tub clogs will be at tenant cost unless determined by Landlord (or by plumber if in dispute) that an issue is not tenant related or tenant-caused such as roots in a sewer mainline.

2) Put in a 30 day notice to vacate
3) Ensure deposit is satisfactory and Exact a move date for new lease.
4) Once the new lease is sign pay the new rent or difference a begin moving to the agreed as early as the signed date of move in on the new lease.
3B Priority of Payments
IF you have additional debt obligations along side your rent such as pet deposits, late fees or damages, these fees will be prioritized over your rent regardless of whats written on the form of payment unless otherwise written and agreed upon in writing.
